Purchasing a home is an important decision which deserves a lot of thought and consideration. Learning about the area, the building process and details of the new neighborhood are all important factors in deciding on your dream home. In order to help with your research, we’ve answered a couple of frequently asked questions about The Home Place of Southport below.

What options do I have to personalize my Beach Boca?

The Beach Boca by Premier Homes is the featured floorplan for this community. This plan features three bedrooms, two baths, a two-car garage, screened-in lanai, first floor living and an open floorplan. Buyers have the choice of Single-Family Home or Garden Home Duplex, and option of adding a second story with a bonus and full bath. From there, you have options to personalize your home to really make it yours!

During the selections meeting, you will sit down with our designer, Joelle Ando, and here is where the fun really begins! You have choices in a variety of items including paint color, engineered wood floor, carpet, cabinets, counter tops, backsplash, tile floor, light fixtures and more! Sound a little overwhelming? Don’t worry, Joelle is here to help people make choices that fit their style, and she keeps the process fun!

Is there an HOA? What is included in the HOA Dues?

The Home Place of Southport does have a Homeowner’s Association. With your association dues, you will get complete lawn maintenance, leaving your yard looking beautiful yard-round without effort from you! You receive periodic exterior maintenance, meaning your home will be pressure washed once every spring, and the windows will be cleaned. Additionally, your Home Insurance is included in these HOA dues (about 50% of the dues makes up this cost). Every home (yes, both single family and duplex) will get a structural insurance policy and a wind and hail coverage. Your dues also cover the common area maintenance, and include reserves for repair of the gate, sidewalks and street signs as needed.

I’m new to Southport, what is there to do in the area?

The Southport area maintains small town charm while still buzzing with activity. From walking the trails or playing pickleball to exercising at one of the area’s gyms, Southport has a plethora of local area amenities. There are a couple of parks in the area, options for local gyms, and ways to get involved in the community. Downtown Southport is just 2 miles away, and you can get onto the beaches of Oak Island in less than a 10-minute drive. Have a hobby in mind? I just love the model, is it for sale?

Why, yes! Both our Single-Family Villa and our Garden Home Duplex models are available to purchase. Each home has a required builder leaseback. If you’re not familiar with this term, a leaseback is when a builder sells their model home to a buyer, and then leases the home back to continue to use as a model home for an agreed upon period of time. In exchange for the lease of the house, compensation is paid by the builder up front when the home closes. At the end of this leaseback period, the builder ensures the home is in brand new, move-in ready condition and hands the home back over to the buyer. Can I fence in my back yard? How about putting in a private pool?

Yes, you are welcome to fence in your backyard in either a Single-Family Villa or a Garden Home Duplex. The fencing must be black aluminum pickets to match the fence installed around the perimeter of the community. You’re also welcome to have a small pool in the backyard of a Single-Family Villa, if you select a homesite that accommodates space for one.
